Rather than the rapid appreciation we saw in previous years, we\u2019re seeing the market level off around a median listing price of $950K\u2014about 5% down from a year ago. What stands out for us this season is that more sellers are adjusting their asking prices, with about 37% of condo listings in early Q4 marking price cuts\u2014a record in some reports\u2014and some properties taking longer to secure buyers or tenants. Active listings rose to roughly 15,400 in late Q3, a modest 4% increase, so while inventory isn\u2019t skyrocketing, there\u2019s a bit more selection. Higher mortgage costs continue to impact affordability, so price adjustments and mixed sales activity are the new normal\u2014even as median prices hold steady.
