Seller Concessions Reach a New US Peak

We’re seeing a big shift in the market—nearly 45% of U.S. home sales in the rolling 3-month period ending Mid-Q3 involved sellers offering concessions, the highest share for this time of year since at least 2020. That’s up from around 43% a year ago, and it’s a clear sign that buyers are gaining negotiating power as more inventory comes on and competition eases. Concessions aren’t just about price cuts anymore; sellers are helping with repairs, closing costs, and even mortgage-rate buydowns, giving buyers more ways to lower their overall purchase costs. About 16% of homes sold in Mid-Q3 had both a price reduction and a seller concession—offering buyers even more flexibility. As owners and agents who’ve been through many market cycles and helped hundreds of clients in L.A., Ventura, and Riverside Counties, we know how important it is to understand these trends—whether you’re selling, buying, or investing in rental property. The negotiation landscape is evolving, and staying informed helps you make smart, strategic decisions for your next move.
